LAVentures, LLC

LAVentures, LLC is a Wisconsin Limited Liability Company formed to develop a unique product in Los Angeles, CA. An old 3 unit apartment building on a small lot was purchased in 2017 to be torn down and the lot subdivided under a special process called “Small Lot Subdivisions.” The lot is to be divided into 4 discrete lots and 4 separate buildings each separated by no less than 4” apiece. They will be constructed and sold in fee simple.

The Small Lot Subdivision process was created to draw more people from the out- lying areas to help reduce long commutes and bring people closer to their working environment. Fee simple ownership can avoid some of the unpleasant aspects of condominium and large Homeowners Assn. regulation. Our development plan envisions homes built for “Lifelong” living with designed-in access for simple elevators as owners age. They will all feature very useable roof top patios and covered 2 car parking.

The project is designed by L.A. architect Justin DeWitt who has designed a number of narrow unit developments. Each home will be 3 stories with 2 to 4 bedrooms and a very modern feel and appearance. The location is just south of Pico Boulevard on the corner of Fairfax Avenue and Saturn leading toward Beverly Hills. The project is only a stone’s throw from Century City, Beverly Hills and lots of shopping along Pico and only 6 miles into the downtown via Pico.

Construction is expected to begin in 2019 with units available in 2020. Because the entitlement process is not yet complete we cannot guarantee the final product or pricing. However, as we have already successfully navigated the most difficult parts of the process we have a very high degree of certainty concerning the final product. Because the planning is not final, buyers have the opportunity to help customize their home. The homes will be in the 2,200 sq. ft. range. We expect the homes to sell between $890,000 and $1,200,000. Pricing is expected to be $890,000 to $1,200,000 per home.
Unit sizes are expected to be 2,000 to 2,800 sq. ft. with garages.

Preconstruction opportunities:
